Key takeaways

2 sources ↓
  • The fund is open: our flagship 2026 vintage is accepting verified accredited investors.
  • The strategy is focused: value-add manufactured housing and self-storage across the supply-constrained Sun Belt.
  • Access has steps: accreditation verification and the PPM come first — here's how it works.

We are pleased to share that Growth Fund 2026 — the fund whose legal issuer is Freedom Funds Growth Partners 2026, LP — is now open to accredited investors. This note is a plain-language summary of what the strategy is and how access works. It is not an offer to sell securities; any investment is made solely through the fund's confidential Private Placement Memorandum (PPM) and subscription documents, which govern in all cases.

The strategy

Growth Fund 2026 pursues capital appreciation through value-add acquisition and operational improvement of manufactured-housing communities and self-storage facilities, focused on supply-constrained Sun Belt markets. In keeping with our platform's approach, the fund seeks assets acquired below replacement cost, with in-place cash flow and a clear, executable value-creation plan — professionalizing management, improving utilities and infrastructure, and making selective capital improvements.

How it's structured

The offering is a private placement conducted under Rule 506(c) of Regulation D and is available only to verified accredited investors. Consistent with our other offerings, the sponsor and affiliated principals invest their own capital alongside investors, investors receive a preferred return before the sponsor participates in profits, and the fund provides quarterly investor reporting with asset-level detail. Third-party fund administration and annual Schedule K-1 tax reporting apply. Full economics — including management fees and carried interest, which reduce the returns investors actually realize — are described in the PPM.

How access works

Because this is a 506(c) offering, we are required to take reasonable steps to verify accredited-investor status before accepting any subscription. Prospective investors can review summary terms on the fund's offering page and request access to the data room, where the PPM, subscription agreement, financial model, and diligence materials are available once status is confirmed.

A closing reminder on the numbers you will see elsewhere on this site: any targets — target net IRR, target hold, and the like — are objectives only. They are not guaranteed, are not projections of actual results, and private real estate investments are speculative and illiquid, involving the risk of loss of the entire amount invested. Please read the offering's risk factors and our full disclosures, and consult your own advisors, before investing.
